<p>In this competitive real estate market, buyers are really doing their homework in considering future costs when purchasing a home.  It is not just about having a great floor plan and a nicely remodeled kitchen.  With this cautious economy and without the government&#8217;s tax credit promise, now more than recent years buyers are really looking at future home maintenance as a critical factor when purchasing a home.  And you guessed it, a musty smelling basement brings the promise of moisture, mold, mildew, and an unknown expense hanging as a huge question mark over a prospective buyer&#8217;s head.  Unknown expenses are something that buyers just don&#8217;t want to tackle in this economy.</p>
<p><strong>A wet or musty smelling basement is a fast way to make buyers RUN away from your home. </strong>If you are going to put any money into your basement, the most important thing to do first is eliminate moisture problems.  If you are planning to finish off all or part of your basement, make sure the work is done correctly to avoid future moisture problems that can ruin your walls, carpet, and other materials and furniture used in the finishing process.</p>
<p>If you have minimal budget, I&#8217;d say a clean, dry, bright unfinished basement is more appealing to buyers than a musty smelling finished basement that may be hiding mold and mildew in now unseen places.</p>
<p>We have often heard home inspectors list these relatively low cost and easy ways to help moisture problems in basements:  extending your downspouts away from the house, fixing or replacing leaking gutters, sloping the soil away from the house, sealing off any cracks that may be allowing rain water into your home, painting the cement walls with Drylock paint, and of course, running a dehumidifier. <p style="padding-left: 60px;">Basements can adopt a split personality. On the one hand, it’s a  sweet storage space with minimal décor and a high tolerance for  accumulating dust. Yet when it’s time to sell — especially in a  competitive real estate market — or expand the home’s livable square  footage, the basement needs a little dressing up. That’s when home  owners and real estate pros can work together.</p>
<p style="padding-left: 60px;">One approach is to think big and transform this below-ground level  into higher-end living space, whether that&#8217;s a family room, children’s  play area, or guest bedroom. “I have seen people take a basement and  turn it into a family room, put in nice carpeting, and even build a  little room around the utilities,” says Chobee Hoy of Chobee Hoy  Associates in Brookline, Mass. “Hanging pictures … anything that looks  pretty.”</p>
<p style="padding-left: 60px;">It might encourage a sale. Yet it might not up the asking price, says  Hoy. Many times a basement is not included in a home’s total square  footage of livable space. “The square-foot value is not as high as the  second or third floors. Don&#8217;t put in the fanciest bathroom you can,  because you might not get your money back,” she says. “You might have  trouble selling the house for what you think it will sell for.”</p>
<p style="padding-left: 60px;">Still, buyers want more room for the asking price, and a basement provides that option.</p>
<p style="padding-left: 60px;">“Sometimes if a buyer needs extra space, and that’s the only space  that’s available, that’s attractive,” says Hoy. She’s seen photographers  gravitate towards homes with sizeable basements simply because they  make great darkrooms and studios.</p>
<p style="padding-left: 60px;">A listing for a home that Steve St. Arnault, an associate with  Newbury Properties in Quincy, Mass., is attempting to sell has a  basement that could be a model for all the dark, damp basements out  there. In fact, he says, “it’s a bright and sunny spot.” The home owners  painted the exposed pipes a brilliant shade of copper. Travertine  flooring is a step above concrete or cheap carpet. “They wanted to  encourage resale,” he says. “They also added a master bedroom suite on  the top floor and granite countertops in the kitchen.”</p>
<p style="padding-left: 60px;">But for basements that need just a little decorating rescue, there&#8217;s a lot of hope.</p>
<p style="padding-left: 60px;">“Make the basement a place that you want to go to,” suggests Peter  Jeswald, author of Basement Ideas That Work: Creative Design Solutions  for Your Home (Taunton Press, 2007). “So often, basements are associated  with low-quality, cheap hung ceilings, wood paneling, and inexpensive  carpet on the floor. Treat it no differently than you would the first  floor of your house.”</p>
<p style="padding-left: 60px;">Home owners should start by upgrading the basement&#8217;s entryway and  gradually work their way through the space, with the end goal a lighter,  brighter, and cleaner basement. If it’s down a dark, narrow stairwell,  open up that stairwell or — at the very least — install brighter  lighting. In lieu of opening up the staircase, which can be quite  expensive, Jeswald suggests add a half wall or creating an open railing.  “Make it so that you’re no longer traveling through a narrow door to  this narrow, dim-lit stairway,” he says. “Long, narrow spaces accentuate  the feeling of being depressed.”</p>
<p style="padding-left: 60px;">But if the end goal isn&#8217;t more square footage but simply a cleaner  basement, there are many inexpensive approaches to consider, starting  with a broom and dustpan.</p>
<p style="padding-left: 60px;">“The best thing you can do is clean it up,” Hoy says. “Get rid of the  cobwebs. Whitewash the walls. Do whatever you can to make sure it has a  good smell.”</p>
<p style="padding-left: 60px;">
<p style="padding-left: 60px;">Eliminating moisture may require the installation of gutters or a  French drain. “Vapor can migrate through the walls and come up through  the floor,” says Jeswald. Installing a dehumidifier should eliminate  this problem.</p>
<p style="padding-left: 60px;">The No. 1 problem with basements is a lack of adequate lighting.  While the natural-lighting flow can&#8217;t be altered because the space is  underground, plenty of lights will create a sense of open, airy space on  a par with the rest of the house.</p>
<p style="padding-left: 60px;">“You want to get light into the basement and then you want to spread  it around, to penetrate the space,” Jeswald says. Adding a table lamp  here and there is probably not going to be sufficient. Adding larger  windows is the best bet.</p>
<p style="padding-left: 60px;">
<p style="padding-left: 60px;">Creating larger window wells adds light — and offers an additional  safety feature. “Nowadays most window wells have a ladder,” Jeswald  explains, “so not only are you adding light but you’re adding an element  of safety, especially if it’s a bedroom or recreation space.”</p>
<p style="padding-left: 60px;">If either or both of these fall outside of the budget — but  increasing light remains a priority —there are other options that are  more about cosmetic fix-ups. These include installing French doors,  which help divide the space, or putting up opaque walls that allow  sunlight to bounce around.</p>
<p style="padding-left: 60px;">Artificial lighting should be a last resort, Jeswald says.</p>
<p style="padding-left: 60px;">Even more inexpensive are these two tips he offers on how to deal  with the infrastructure of piping and columns by integrating them into  the design. Create a bookshelf by installing flat boards between two  columns. Turn an awkward pole into a bistro table by featuring a flat  surface that juts out from it.</p>
<p style="padding-left: 60px;">“If your budget is limited,” says Jeswald, “integrate these two into the design.”</p>
<p style="padding-left: 60px;">And don’t forget about any exterior entryway to the basement. Even if  it&#8217;s rarely used, it&#8217;s still going to be examined by potential buyers.  It also could discourage people from coming into the basement if it’s  not attractive. “Sometimes the door leaving the basement isn’t very  attractive and people don’t put a lot of thought into it, but they  should,” says Hoy.</p>

			<content:encoded><![CDATA[<p>Here is some information I came across on a free online service for landlords to use (or renters) in comparing rents in their neighborhood.  Go to <a href="http://www.rentometer.com">www.rentometer.com</a> and simply enter the address and number of bedrooms for your rental property or prospective property and it will tell you the rent ranges for the neighborhood.  It will also show you where the comparable properties are &#8211; pretty cool. </p>
<p>They do have a Pro version that will advertise your vacant rental, screen tenants, manage and communicate with tenants and contractors, collect rent checks automatically (paper or electronic with credit card processing), and more.  The current pricing is $9.95/mo which includes up to 5 units, $24.95 per month for up to 25 units, and $59.95 per month for unlimited units.  Adding rent payment management is $5.00 per unit.</p>

<blockquote><p>The Senate approved an extension of the June 30 deadline to CLOSE home sales until September 30 in order to qualify for the Homebuyer Tax  Credit.  The tax credit will still be $8000 for first time buyers and  $6500 for existing homeowners.</p>
<p>The bill in which this amendment is contained, however, is still  awaiting a vote of the full Senate, and then the job and tax bill that  contains the amendment must have differences resolved with the House  version of the bill before the change can be signed into law.</p>
<p>The extension amendment was proposed by Harry Reid of Nevada who said  the Homebuyer Tax Credit program has helped to spur his own state’s  much damaged housing market and to keep inventories of homes on the  market low.<br />
The National Association of Realtors® has indicated that around  180,000 homebuyers with contracts signed by April 30 will not make the  June 30 tax credit deadline without the extension.</p>

<p><strong>My summary:</strong> NY home sales continue to climb &#8211; both in the volume of homes sold and in the median sales price!</p>
<p><strong>Translation: </strong> You hear a lot of talk about the real estate recession and poor housing market.  My advice is to take a look in your own back yard instead of listening to national forecasts and experts talk about the slump.   Rochester are real estate is ahead of the game.  What I get from this article?  Optimism and opportunity!</p>
<blockquote><p><em>&#8220;The New York state housing market posted an improved start to 2010 compared to the beginning of last year with sales increasing by 11 percent compared to January 2009, according to preliminary single-family sales data accumulated by the New York State Association of REALTORS. The statewide median sales price jumped more than 30 percent compared to January 2009.</em></p>
<p><em>New York REALTORS sold 4,468 existing single-family homes in New York State in January 2010, an 11-percent increase compared to the January 2009 sales total of 4,024. January sales did lag behind the stronger than usual December 2009 market, when 7,403 homes were sold.</em></p>
<p><em>The January 2010 median sales price in New York State of $242,750 represents an increase of 30.5 percent compared to the January 2009 median of $186,085, and is 13-percent above the revised December 2009 median of $213,800.&#8221;</em></p></blockquote>

		<description><![CDATA[Home buyers:  It's definitely a buyer's market!  Repeat and first-time buyers alike can take advantage of the government's tax credit offering.]]></description>
			<content:encoded><![CDATA[<p>The Worker, Homeownership, and Business Assistance Act of 2009 has extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence. It also authorized a tax credit of up to $6,500 for qualified repeat home buyers.</p>
<p>The deadline for an accepted purchase offer is 4/30/10, and accepted offers at that time have an additional 60 days to close (closing deadline 6/30/10).  Updates are available at:</p>
